Why do WE think we are the best Real Estate team for YOU?

We care about YOU. This is not always the most instantly profitable perspective for a Realtor to take, BUT it is the only perspective that Kate and I are comfortable with. We have the knowledge, experience, know-how, the web sites, etc. Most of all we have the attitude that our job is simply Service to our customers and clients. We try to be available day or night by cell phones, e-mail, fax and regular phones. We will work with you in person or electronically; and in any combination that suits you. We don't have regular hours. We work according to the needs of our people, no matter what time of day or night that is. We don't have days off or hours off or quitting times or starting times - we have scheduled appointments and our personal time is between those appointments. We put you first. After all it is you who will eventually pay us when we have served you properly.
There is a saying that: Customers don't care so much how much the professional knows as they care how much that professional cares for them. We hope we fit into the category of caring first and knowing as well. That is what we hope to show you.
We are Realtors. We serve sellers and buyers according to written contractual obligations. Our responsibilities and your benefits are described in writing so you know exactly what our relationship is. Although this may be the rule in years to come; Kate and I make certain that YOU know where our allegiance lies and to whom we are most responsible in each case. We must and we are fair, honest and responsible to buyers and sellers in every case, that is the best way to get a buyer and seller to arrive at the settlement table where the property changes hands correctly and hopefully all parties leave the final settlement table with an understanding that fairness and honesty have been the binding ingredient in the entire transaction.
Kate is a master of the graphics for our web sites and our brochures. She is the editor of our written materials (when she can fit that into her schedule as well) and although she was not born here in Sussex County; she is know as the Queen of the County Roads. She has a mental map that seldom errs in all the intricately meandering roads, communities and areas of our Delaware Beach area locations. Kate and I both have a past as professional photographers which helps to portray our listings more accurately for the benefit of all concerned. You may notice that we often have lots of pictures of an individual property, instead of the customary and sterile "from the street shot".
We have www.DelawareBeachBoard.com which is a local discussion group, the most popular in fact, and we hope you will stop by, join (it's free of course) and after you get there we hope you will read and post regarding this wonderful area. The Beach Board helps us stay in touch with some of the locals, serves as and information central for the towns along the Delaware Bay, the ocean front areas and all the little towns from Broadkill to Fenwick Island and in between with active members of the local community from as far west as Greenwood. We also have some folks who visit the area, who used to live here or who hope to live here in the future.
This is not a teen chat area. This is a discussion forum for correspondence among those who care to converse in real language about real issues - but we do have a lot of fun as well. We've even had a few dinners where those of us who post on the discussion board carry our communication and debate into a restaurant where we meet those we've come to know on the Web - in person. We forum members will meet for coffee and dinner more in the future. The Delaware Beach Board forums also help to keep us informed and gives us a resource base when we need some area feedback in a hurry!

If you are selling property you can hardly do better than working with Kate and I. The percentage of buyers who look first on the Internet and then contact a Realtor are increasing constantly. Currently over 80% of the buyers who plan to purchase homes above $200,000 use the Web first. As the price of the home goes up the percentage of purchasers using the Web first goes up as well - 95% of those seeking homes above $350,000 use the Internet to search first according to the National Association of Realtors who has hired several marketing survey companies to compile statistics. When purchasers search for real estate on the web in southern Delaware at least one of our web sites usually comes up in the first few sites on any of the possible search engines and directories used. That's right! You can search ALL of the properties in the entire county and get all the data - all the data any Realtor has and then hopefully you will call us to help you in your purchase. If you are planning to sell, you can easily search to see what other sellers are asking for similar properties to yours and price yours accordingly. Remembering of course that the asking price as you see it is often a little higher than what the properties are eventually sold for.
Kate and I can do a full market evaluation for you and show you all of the similar properties in your area and what they've sold for, how long it took to sell them, etc. When you are selling it is important to price your property at close to the exact selling value. In fact pricing a property even as much as 10% above the proven market can often STOP the sale of your property until the market catches up. However, it is YOU the seller who determines the asking price and only a purchaser and the seller together can determine the selling price. Our job is to advise and educate first - then sell, sell, sell - as best we can.
