About Jody Hudson


Jody Hudson has been a Realtor, rural specialist, community developer and marketing consultant since 1971. He was first licensed as a Real Estate Agent in 1973 and Licensed as a Real Estate Broker in 1975 at the age of 26 (youngest in history at the time) and has been continuously involved since in Realty, Sales and Marketing in Delaware.  From 1975 to 1982 he also worked as a national real estate agent and delivered numerous seminars across the country on "101 ways to buy real estate with less than nothing down".  From 1989 to 1994 he worked as a sales, marketing and management consultant all over America.  These other endeavors were done, along with others, while simultaneously maintaining his interests and activities in Delaware and in particular, Sussex County Delaware, Real Estate.

Some of the Sussex County Delaware communities that he developed, helped to develop, managed, sold and marketed are: Cripple Creek, Eagle Crest Aerodrome, Lazy Lake, Overbrook Shores, Tanglewood, Cool Spring Farms, Covey Creek, Cave Colony, Sugar Maple Farms, Pepper Farms, and Parson Farms.

As a community development consultant he managed the purchase, design, construction and development of The Infields a sprawling Planned Urban Development designed for the nation's elite Thoroughbred horse owners and their horses near Tampa Florida. As some of the horses were worth millions of dollars each and the homes and contents were exceptional he also designed community and home security functions that were at once aesthetic and functional.

He has also successfully sold several "problem" properties; a coal mine without coal, an island without access adjoining Three Mile Island, a warehouse zoned residential, a parking lot without access, a shopping center where all tenants had received free leases, several ponds and lakes, numerous large parcels of cut over timberland, wetlands, farms, forests, and hundreds of homes in rural towns. He loves the country, acreage and helping folks find, buy, manage, market and sell specialty properties.

Jody grew up on a dairy farm, helped work several thousand acres of vegetable and hay farms for his father, Joe Hudson, and then after high school served a tenure in the Coast Guard.  In the USCG he worked first in the Presidential Honor Guard and the International Rifle and Pistol teams, in his last two years he headed up the Marine Science and Oceanography division for the Coasties.  While in the Coast Guard, he graduated from the New York Institute of Photography in 1970 and from 1969 to 1972 was a full time and successful exhibition art photographer. Since 1972 his continuous interest in learning has taken him to several dozen certificates in Real Estate, several dozen more in Sales, Marketing and Management, and countless courses and classes in business philosophy and dozens of other fields and studies related to his first love -- helping people sell and buy property of all kinds.

Outside his professional life he is an avid target shooter, reader, writer, art supporter, art marketer, and most of all father. His oldest son Joss, has offices across America www.NSteel.com selling large steel buildings. His younger son is a full time artist, perhaps the best known young artist in the region; Abraxas see www.AbraxasArt.com  And his daughter, JazzMarie Valentine, age 15, says she wants to make more money than her older brother and be a better artist than the other. They both hope she succeeds in her goals.

The difference is that Realtors do become specialized to some degree and Jody Hudson has sold and improved rural properties since 1972; before that he worked on the family farms.

There is a lot of unique data regarding rural properties that your Realtor should help you understand, FOR INSTANCE:

Septic Systems and even Cesspools; How to manage and maintain them.

Gray Water Systems; these are often used, not permitted but sensible.

Land Use Options; possible zoning changes & what type of soil is useful for which activities.

Brief Education about the unfamiliar characteristics of living in farming, hunting, wooded areas that are well known by the neighbors but could be a terrible surprise to someone new to the area. For instance the smells and noises of farming which can occur around the clock during some times of the year.

Land drainage and how to manage, modify and maintain the drainage of your land.

Horses and Livestock care, feeding, and management. You need about 5 acres for each horse by the time you add in fencing, loafing sheds, feed areas, and have enough space for them to graze in dry weather. OR you will need hay storage and budgeting for considerable hay and grain purchases. Pasture is less expensive in some areas and far more expensive in other areas.

Chicken Farm information. Basically if you've not done it before, it can be the most expensive and difficult job you can BUY and then continue to lose money on... I prefer to sell chicken houses as large storage buildings for your personal use as that is usually the most sensible way to use them. They make great storage buildings and a terrible business as a rule.

Home Business; simply stated you can legally operate a home business as long as all the employees live in the home and as long as the use is permitted by county or town ordnance. If you own OVER 5 acres, not 5 acres but over 5 acres, you are legally permitted far more leeway in your home business and lifestyle activities.

Guest homes and subdivision of land. As a rule you may put a guest home or guest apartment on your property for family and guests but they may not include full kitchen facilities. You can often get a zoning permit to add one or more mobile homes or cottages to your property, especially if you own more than 5 acres, for your family members who need your personal care.

The above are some of the basics there are many more that are less general and would be more specific to a particular property or location.
